Our commercial management service

Graves Son & Pilcher manage a diverse portfolio of commercial property, which includes high street shops, office buildings, industrial units and mixed use premises. Our clients range from private individuals and trust funds to property investment companies and PLCs.

We currently manage 350 tenancies in over 150 properties, generating a rental income of over £6 million per annum. We also offer a host of other services, developed over the years to meet our client requirements:

The way we work

At Graves Son & Pilcher we focus on maintaining high levels of occupancy, keeping tight control of finances and managing property in a pro active manner. The smooth running of premises is paramount, maximising the value of our client’s asset but also improving the tenant’s chances of commercial success.

Property Management can be complicated, especially where shops and flats combine, merging retail interests with residential. Leases can be poorly drafted by solicitors who do not understand your particular building. Where mixed properties are concerned, leases do not always recognise Airbnb or Assured Shorthold Tenancy, for example.

Our Commercial Management department is run by David Renaut, a Partner and RICS Chartered Surveyor with a very analytical mind. David understands leases and the huge influence they have over the management of a building. In addition to administering them, he has years of experience interpreting, renewing and restructuring them. He is a problem-solver, who is highly regarded in the commercial management sector.

Offering continuity and added value

Supporting our Property Managers, we have a Commercial Agency and Professional Services team. Whether you want help with rent reviews and business rates or advice on selling your premises, one of our Partners will be able to help. Landlords with large portfolios have entrusted their properties to Graves Son & Pilcher for generations. Today we are dealing with the grandchildren of some of our original clients as they appreciate the expertise and continuity of personal service that we provide.

All the Partners specialising in Commercial Management and Professional Services are qualified with the Royal Institution of Chartered Surveyors (MRICS or FRICS). All our properties are managed in accordance with RICS recommendations and our accounting systems adhere to RICS strict rules of conduct. Our insurance is regulated by the RICS under the Financial Conduct Authority (FCA) and we help in arranging insurance cover for properties of all types, associated inspections and engineering policies as well as Directors’ and Officers’ cover. Furthermore, we only ever use trusted contractors to carry out maintenance and repairs. These benefits offer peace of mind especially to landlords and investors who reside overseas.
